Important Notice to Pre-Construction Condo Buyers
Beware: Your first visit to a condo sales centre could be hazardous!

Don't visit a condo sales centre before reading this notice.
New condo developers do NOT warn sales centre visitors that by simply registering on arrival they can be signing away their right to be represented by an outside, experienced condo buyer agent of their choice.
It would be much fairer if they made this clear but they must feel the less said the better and hope that the buyer works exclusively with their own agents thus saving them the extra cost of paying the agency fees.
"Brokerage Protected" - What does it mean?
Almost all condo developers (with a few exceptions) have what is called a "Brokerage Protected" policy. This means that builders welcome outside agents to bring their clients to them and they do not penalize in any way the buyer for choosing an outside agent instead of using their in-house agents. They agree to pay the buyer brokerage/agent for their services.
Builders are not doing this because they are nice people, although in my experience they are nice people to deal with, they are doing it because otherwise outside brokerages and their buyer agents (like me) would not work with them and they would lose a sizeable amount of their sales.
Summary
Pick me as your expert Buyer Agent BEFORE you start visiting condo sales centres - now your covered. You can then visit any place you like, with or without me, and retain your right to using my services if you should decide to make an offer. Just add my name and brokerage to any registration form you are asked to fill out.
So you can shop around with or without me in the early stages if that's what you like to do, but then retain the right to call me in after you have short listed a few places. Or, get me involved from the get-go - it's up to you.
